Florida pre-foreclosure data
Every Florida pre-foreclosure starts with one filing. You get it the same morning.
A Lis Pendens is the first public signal a Florida owner is in trouble — filed months before the auction lists everyone else buys. We do one thing: read the county clerks every morning and hand you the owner, the property, and a skiptrace-ready lead — straight from the source, never aggregated or resold. Export to CSV or push straight into your CRM.
No card to look. Fresh Florida pre-foreclosure filings across 10 live counties, updated every weekday morning.
Illustrative — synthetic owner + address. Live feed current through Tuesday · 10 live counties.
What you actually receive
The morning's filings — cleaned, resolved, and contact-ready.
Owner, mailing and property address, and the filing detail — resolved, de-duped, and column-mapped for the tools you already run. And it's not just Lis Pendens: Probate (Brevard, Citrus, Clay, Duval, Lake, and Santa Rosa) ships daily, and Tax-Delinquent (Duval, Escambia, Lake, Miami-Dade, Pasco, and Santa Rosa) refreshes each certificate-sale season (May–June, per Florida statute).
The three rows below are synthetic — names and addresses in the real CSV shape, so no owner's details appear on this public page. Your live file carries the actual owner and resolved address on every row.
| Owner | Property address | County | Instrument # | Recorded | Stack | Skiptrace |
|---|---|---|---|---|---|---|
| Marcus Reyes | 4127 Palm Hollow Dr, Tampa, FL 33619 | Hillsborough | 2026XXXXXX | 2026-07-15 | LP only | Ready — send to your tool |
| Danielle Whitcomb | 1450 NW 87th Ave, Miami, FL 33172 | Miami-Dade | 2026XXXXXX | 2026-07-14 | LP only | Ready — send to your tool |
| Estate of R. Halloway | 812 Larkspur Ln, Jacksonville, FL 32211 | Duval | 2026XXXXXX | 2026-07-14 | Probate | Ready — send to your tool |
Schema demo with synthesized rows — your real CSV ships with live filings.
Every row carries the owner and any co-owner, mailing + property address, parcel and legal detail, last sale and market value — cleaned, de-duped, and ready to send straight to your skiptrace tool or CRM.
How it works
One flow, instead of five tools.
The usual way to work Florida distress is a chain of separate tools and a stack of CSVs you clean by hand between each one. Lispend is that whole chain, done for you each morning.
The usual chain
- 1Buy records from a county-data site.
- 2Enrich them on PropStream.
- 3Look up phones and emails on a separate tool.
- 4Export, clean, and de-dupe the CSVs by hand.
- 5Map the columns and import into your CRM.
With Lispend
Pick your counties once. Fresh, contact-ready leads land in your CRM every morning — mapped, clean, and ready to work.
FAQ
Straight answers.
How fresh is the data, really?+
Yesterday's filings, on your desk this morning. We read each county clerk's record of the prior business day at ~6 AM ET and your CSV is ready by 9 AM ET. So a Lis Pendens recorded Thursday is in Friday morning's file; one recorded Friday lands Monday morning. That's days ahead of the national aggregators, who republish on a weekly cycle.
Which Florida counties are live today?+
10 counties live for Lis Pendens: Brevard, Citrus, Clay, Duval, Escambia, Hillsborough, Lake, Martin, Miami-Dade, Santa Rosa. Probate ships daily for Brevard, Citrus, Clay, Duval, Lake, and Santa Rosa. Tax-Delinquent (Duval, Escambia, Lake, Miami-Dade, Pasco, and Santa Rosa) is an annual list under Florida law — it refreshes each certificate-sale season (May–June), not daily. More counties come online as each one clears our accuracy bar — browse the feed free to see exactly what's live before you pay.
Is the data ready to skiptrace?+
Every row ships skiptrace-ready — cleaned, de-duped, and address-canonicalized, with an eligibility flag per row — so you send it straight to your skiptrace tool. Owner, co-owner, mailing and property address are already resolved.
Can I import the CSV into BatchLeads / PropStream / my CRM?+
Yes. The CSV columns map directly to BatchLeads' import schema and PropStream's list-upload format. For other CRMs, the column headers follow the standard owner-address-property-case convention. We can also send a webhook into Zapier on request.
What if my county isn't live yet?+
Email support@lispend.com. Founder Lock subscribers get to vote on the next county to ship. Free-view and paid users can request; the votes set priority.
Is there a free trial?+
Two ways in. Browse the full live feed free, with no card — coverage, freshness, and every row. Export and full owner + mailing detail come with a paid plan, which starts with a 7-day trial you're not charged for until it ends — and we email you 3 days before the first charge.
Refunds?+
Cancel anytime — no future charges, ever. If something feels wrong with a charge you've already paid, reply to any Lispend email or write to billing@lispend.com and we'll make it right.
