California and Florida distressed-seller data
Every distressed California and Florida property starts with one filing. You get it the morning after it posts.
A lender sues, a tax bill goes unpaid, or somebody dies owning a house — and each one leaves a public filing months before the auction lists everyone else buys. We read the county clerks every morning across lis pendens, tax-delinquent and probate filings, and hand you the owner, the property, and a skiptrace-ready lead — straight from the source, never aggregated or resold. Skiptrace it right inside Lispend, export to CSV, push it straight into GoHighLevel, or send it to any other CRM through a webhook.
No card to look. Fresh Florida lis pendens and probate filings across 19 live counties, updated every weekday morning — plus tax-delinquent, an annual list under Florida law.
Across the live counties, 91% of lis pendens rows carry an owner name and 87% a mailing address — measured 2026-08-26, not estimated.
Illustrative — synthetic owner + address. Live feed current through Friday · 19 live counties.
What you actually receive
The morning's filings — cleaned, resolved, and contact-ready.
Owner, mailing and property address, and the filing detail — resolved, de-duped, and column-mapped for the tools you already run. And it's not just Lis Pendens: Probate (Citrus, Escambia, Flagler, Levy, Martin, Miami-Dade, San Bernardino, Wakulla, and Walton) ships daily, and Tax-Delinquent (Duval, Escambia, Lake, Miami-Dade, Pasco, Santa Rosa, and Seminole) refreshes each certificate-sale season (May–June, per Florida statute).
The three rows below are synthetic — names and addresses in the real CSV shape, so no owner's details appear on this public page. Your live file carries the actual owner and resolved address on every row.
| Owner | Property address | County | Instrument # | Recorded | Stack | Skiptrace |
|---|---|---|---|---|---|---|
| Marcus Reyes | 4127 Palm Hollow Dr, Tampa, FL 33619 | Hillsborough | 2026XXXXXX | 2026-08-31 | LP only | Ready — send to your tool |
| Danielle Whitcomb | 1450 NW 87th Ave, Miami, FL 33172 | Miami-Dade | 2026XXXXXX | 2026-08-28 | LP only | Ready — send to your tool |
| Estate of R. Halloway | 812 Larkspur Ln, Jacksonville, FL 32211 | Duval | 2026XXXXXX | 2026-08-28 | Probate | Ready — send to your tool |
Schema demo with synthesized rows — your real CSV ships with live filings.
Every row carries the owner and any co-owner, mailing + property address, parcel and legal detail, last sale and market value — cleaned, de-duped, and ready to send straight to your skiptrace tool or CRM.
How it works
One flow, instead of five tools.
The usual way to work Florida distress is a chain of separate tools and a stack of CSVs you clean by hand between each one. Lispend is that whole chain, done for you each morning.
The usual chain
- 1Buy records from a county-data site.
- 2Enrich them on PropStream.
- 3Look up phones and emails on a separate tool.
- 4Export, clean, and de-dupe the CSVs by hand.
- 5Map the columns and import into your CRM.
With Lispend
Pick your counties once and turn on autopull. Fresh, contact-ready leads land in your CRM every morning — mapped, clean, and ready to work.
See it work
Under a minute on how the morning's filings reach you.
Synthetic owner names and addresses throughout — no real homeowner's details appear.

How fresh is the data, really?+
That's the design: we read each county clerk's record of the prior business day at ~6 AM ET, days ahead of the national aggregators' weekly cycle. Right now the feed is running Friday — see the live status above for exactly where each county stands.
Which Florida counties are live today?+
19 counties live for Lis Pendens: Brevard, Citrus, Clay, Duval, Escambia, Flagler, Hernando, Hillsborough, Indian River, Lake, Levy, Martin, Miami-Dade, Palm Beach, San Bernardino, Santa Rosa, St. Johns, Wakulla, Walton. Probate ships daily for Citrus, Escambia, Flagler, Levy, Martin, Miami-Dade, San Bernardino, Wakulla, and Walton. Tax-Delinquent (Duval, Escambia, Lake, Miami-Dade, Pasco, Santa Rosa, and Seminole) is an annual list under Florida law — it refreshes each certificate-sale season (May–June), not daily. More counties come online as each one clears our accuracy bar — browse the feed free to see exactly what's live before you pay.
Is the data ready to skiptrace?+
Every row ships skiptrace-ready — cleaned, de-duped, and address-canonicalized, with an eligibility flag per row. Skiptrace it right inside Lispend for verified phone numbers and emails — no second tool — or send it straight to the skiptrace tool you already use. Owner, co-owner, mailing and property address are already resolved.
Does this connect to my CRM?+
GoHighLevel connects natively — turn on autopull and matched leads land in your GHL pipeline every morning, no manual import (Volume plan). Any other CRM connects through a webhook — Zapier, Make, or your own endpoint. Every plan can also just export a CSV: columns map directly to BatchLeads' import schema and PropStream's list-upload format, or the standard owner-address-property-case convention for anything else.
What if my county isn't live yet?+
Email support@lispend.com. Founder Lock subscribers get to vote on the next county to ship. Free-view and paid users can request; the votes set priority.
Is there a free trial?+
Two ways in. Browse free, no card required — see real coverage and freshness for yourself, up to 50 preview rows per visit with owner and address masked. Full owner + mailing detail, unlimited rows, and export come with a recurring plan (Closer or Volume), which starts with a 7-day trial you're not charged for until it ends — and we email you 3 days before the first charge. Founder Lock is a separate one-time $997 purchase with no trial.
Refunds?+
Cancel anytime — no future charges, ever. If something feels wrong with a charge you've already paid, reply to any Lispend email or write to billing@lispend.com and we'll make it right.
