About Lispend
We build the Florida pre-foreclosure data infrastructure.
Lispend is the data product Florida real-estate investors and wholesalers use to reach owners early — pulled straight from the county clerk the morning the filing lands, never aggregated or resold. Fresh every weekday, delivered as a clean CSV.
Our mission
Make professional-grade distress data accessible to operators of every size.
For two decades, the freshest Florida pre-foreclosure data has lived behind enterprise contracts priced for hedge funds — $300 to $2,000 a month for exports that ship five to nine days after the actual filing. Independent wholesalers, small teams, and the operators who actually meet sellers at their kitchen table were locked out by both price and timing.
Lispend exists to close that gap. We invest the engineering and operations cost so an independent wholesaling shop can run the same data play as a fund. Florida-focused, fresh by 9am ET every weekday, priced to be a line item not a board approval.
What we believe
Three principles we're willing to be slow over.
01
Substance over story.
What lands in your CSV is what we promised in the pitch. Confidence scores on every row. Unresolved stays unresolved. The numbers we publish are the numbers we measure — never padded for the marketing site.
02
Fast in, fast out.
Fresh by 9am ET every weekday. The pipeline is engineered so any slowness anywhere shows up immediately and gets fixed. Speed at the front of the funnel compounds across every downstream workflow.
03
Built around your routine.
The CSV format matches what BatchLeads, PropStream, REIPro, and your own CRM already expect. No forced training, no required workflow, no mandatory portal. We accommodate the tools you already use.
The story
Why Florida, and why now.
- The problem
Florida pre-foreclosure data was locked behind enterprise contracts.
The cleanest, freshest Lis Pendens data lived inside national products priced from $300 to $2,000/mo for exports that lagged the actual filings by 5-9 days. The operators who needed it most — independent wholesalers, small acquisition teams — were locked out by price and timing.
- The opening
Florida's court-based filing system produces unusually clean public records.
Every case is filed in court, on a predictable timeline. That makes the Lis Pendens record the cleanest early signal available — structured records, county-by-county portals that can be parsed reliably, single-source and never aggregated. The data was there. Nobody was packaging it for the operator class.
- 2026 — today
Lispend was founded to ship that data without the gatekeeping.
18 Florida counties live for Lis Pendens (Brevard, Citrus, Clay, Duval, Escambia, Flagler, Hernando, Hillsborough, Indian River, Lake, Levy, Martin, Miami-Dade, Palm Beach, Santa Rosa, St. Johns, Wakulla, Walton), plus Pasco and Seminole for tax-delinquent — more shipping monthly, prioritized by customer demand rather than internal roadmap politics. Subscription-funded, no data resale, no enterprise sales motion.
How we operate
Direct. No layers between you and the data.
Lispend is deliberately lean and subscription-funded — no enterprise sales motion, no data resale, no roadmap politics. That keeps the whole operation pointed at one thing: the county-clerk record in your inbox, clean, every weekday.
It also means support is direct. Email support@lispend.com and you reach the people who actually build the pipeline — no support tier, no account manager, no "let me check with the team."
