Make professional-grade distress data accessible to operators of every size.

For two decades, the freshest Florida foreclosure data has lived behind enterprise contracts priced for hedge funds — $300 to $2,000 a month for exports that ship five to nine days after the actual filing. Independent wholesalers, small teams, and the operators who actually meet sellers at their kitchen table were locked out by both price and timing.

Lispend exists to close that gap. We invest the engineering and operations cost so a one-person wholesaling shop can run the same data play as a fund. Florida-focused, fresh by 8am ET every weekday, priced to be a line item not a board approval.

The story

Why Florida, and why now.

  1. The problem

    Florida foreclosure data was locked behind enterprise contracts.

    The cleanest, freshest Lis Pendens data lived inside national products priced at $1,200+/mo for exports that lagged the actual filings by 5-9 days. The operators who needed it most — independent wholesalers, small acquisition teams — were locked out by price and timing.

  2. The opening

    Florida's judicial foreclosure system produces unusually clean public data.

    Every Florida foreclosure goes through court. That makes Lis Pendens filings the cleanest distressed-property signal available — predictable timeline, structured records, county-by-county portals that can be parsed reliably. The data was there. Nobody was packaging it for the operator class.

  3. 2026 — today

    Lispend was founded to ship that data without the gatekeeping.

    Two counties live, more shipping monthly, prioritized by customer demand rather than internal roadmap politics. Subscription-funded, no data resale, no enterprise sales motion.
