Lispend is the data product Florida and California real-estate investors and wholesalers use to reach owners early — lis pendens, tax-delinquent, and probate, pulled straight from the county clerk on a daily schedule, never aggregated or resold, with in-app skiptrace and CRM delivery.
Our mission
For two decades, the freshest Florida pre-foreclosure data has lived behind enterprise contracts priced for hedge funds, with exports that lag the actual filing. Independent wholesalers, small teams, and the operators who actually meet sellers at their kitchen table were locked out by both price and timing.
We carry the engineering and operations cost so an independent shop can run the same data play as a fund. Built for Florida and California, pulled on a daily schedule, priced as a line item.

What lands in your export is what we promised. When a detail can't be confirmed, we leave it blank rather than guess. The numbers we publish are the numbers we measure.

New filings are pulled on a daily schedule, so you reach owners early. A filing that shows up a week early is a week of calls nobody else is making.

The story
Why we pull straight from the clerk.
- The problem
Fresh pre-foreclosure data sat behind enterprise contracts.
The cleanest, freshest Lis Pendens data lived inside national products priced for enterprise buyers, with exports that lagged the actual filings. The operators who needed it most — independent wholesalers, small acquisition teams — were locked out by price and timing.
- The opening
Florida's court-based filing system produces unusually clean public records.
Every case is filed in court, on a predictable timeline. That makes the Lis Pendens record the cleanest early signal available — structured records, county-by-county portals that can be parsed reliably, single-source and never aggregated. The data was there. Nobody was packaging it for the operator class.
- California
Most California foreclosures skip the court.
The first public record is a notice of default at the county recorder, and at least 90 days pass before a notice of trustee sale can follow. We pull both on a daily schedule.
- 2026 — today
Lispend was founded to ship that data without the gatekeeping.
