What is actually in a record?
The filing itself — county, filing type, recording date and parcel — plus the owner name and mailing address resolved against county records where they can be resolved. It arrives as a CSV that imports straight into whatever you already use.
Do you cover anything besides pre-foreclosure?
Yes — lis pendens, probate and tax-delinquent, plus lien and code-violation filings in Florida and notices of default and trustee sale in California. They behave very differently. A lis pendens is a court filing that appears daily, while a tax-delinquent roll is struck once a year under Florida Statutes chapter 197. They suit different strategies rather than being three versions of one list.
Do I still need PropStream or BatchLeads?
It depends what you use them for. If you need nationwide search, a dialer or a CRM, those tools do things we do not. If what you want is distressed-property filings with the owner and mailing address already resolved, that is the part we do. There is an honest comparison of each on our compare pages.
Can I cancel any time?
