Florida coverage

Florida distressed property data, county by county

We read the clerk of court in 26 Florida counties every morning and turn what was recorded into a workable list — the owner, where to reach them, and what was filed against the property.

Every county below has its own page with the filing lanes we ship there, the judicial circuit the foreclosure is actually filed in, and what makes that market different from the county next to it. Florida is not one market. Escambia and Miami-Dade share a state and almost nothing else.

The Heartland

2 counties

Ranch and citrus country around Lake Okeechobee and the Lake Wales Ridge, where filings are fewer and the properties are larger.

The Florida Keys

1 county

One county strung along the Overseas Highway, where the foreclosure sale still happens on the courthouse steps in Key West.

Showing 26 of 26 counties we ship today. See the coverage page for what is live, what is being onboarded, and when each county last pulled.

How distress arrives

Distress arrives in more than one form, and each one behaves differently — different trigger, different clock, and a different conversation with the owner.

Getting a list of pre-foreclosure homes yourself

Every lis pendens is public record, and any county clerk’s official records search shows it for free — the filing just will not hand you an owner’s mailing address or a phone number on its own. See how to pull that list yourself, county by county, and what turns it into a workable lead.

Start with the filing, not the list

A county page tells you what we collect. These explain what the filings mean and what to do about them.
