Last updated: 2026-06-18. This Acceptable Use Policy is part of the Terms of Service. Lispend sells fresh Florida public-record data to real-estate professionals for lawful business use. How you use it matters — to the people in the records, to us, and to keeping this product alive.
1. What Lispend is — and isn't
Lispend is a data feed of public county-clerk filings (lis pendens, tax-delinquent, probate) with owner and mailing/site address resolution. It is a sourcing tool for your own outreach, sold for lawful business / commercial real-estate use only — not for personal, household, or consumer purposes. It is not a consumer report, and it MUST NOT be used to make decisions about credit, insurance, employment, or housing eligibility (no FCRA permissible-purpose use).
2. No resale or redistribution of raw data
Your subscription is for your own real-estate sourcing. You MAY use the data to contact owners and to feed your own CRM. You MUST NOT resell, sublicense, scrape-and-republish, or redistribute the raw Lispend feed or exports as a competing list or data product. One seat is one operator's sourcing pipeline.
3. Contact compliance is on you
When you contact owners you are the sender, and the law applies to you:
- DNC + TCPA: scrub against the federal/state Do-Not-Call registries and honor the TCPA before you call or text. Florida has active TCPA enforcement; do not auto-dial or mass-text from this data.
- CAN-SPAM: any email you send must identify you, use a real reply address, and honor opt-outs.
- Honor requests: if a person asks not to be contacted, stop — across every channel.
Lispend surfaces public filings; it does not grant you permission to contact anyone in any particular way. That is your responsibility.
4. No harassment, no surveillance
Use the data for legitimate real-estate outreach only. You MUST NOT use Lispend to stalk, harass, intimidate, or surveil any person, to build profiles unrelated to a property transaction, or to target individuals based on protected characteristics. Distressed owners are people in a hard moment — treat them that way.
5. Fair use of the platform
Plans include generous, good-faith usage. "Unlimited" means unlimited for one operator working normally — not automated bulk extraction, credential sharing, or running the export endpoint as a pipeline for a third party. You MUST NOT scrape the app, hammer the API beyond your plan, reverse-engineer the service, or circumvent rate limits or paywalls. We may throttle or suspend usage that threatens the service for everyone else.
6. Enforcement
Violating this policy can mean throttling, suspension, or termination without refund, and where the conduct is unlawful, we will cooperate with the authorities. If something here is unclear before you do it, just ask: support@lispend.com.
