Terms of service
The agreement in plain English.
Last updated: 2026-05-25. A formal Termly-generated version of these terms is on the way. Until it ships, this page is the operative agreement between you and Lispend.
1. Who you’re dealing with
Lispend is a Florida-focused real-estate distress-data subscription. The service is operated by an individual founder (referred to publicly as “Jaz”) and contact happens via jaz@lispend.com or +1 (813) 385-2583.
2. What you’re paying for
A subscription to access Florida county-clerk distress filings (Lis Pendens; tax-deed sales, code enforcement, and additional list types as they ship in Phase 2). Your subscription tier determines the per-month row cap, skiptrace bundling, and county breadth, as listed on /pricing.
3. Hobby trial
New accounts begin on the Hobby tier — a 14-day full-access trial of the Lispend feed with no card required. CSV exports are capped at 100 rows during trial. On day 15, the trial converts: choose a paid plan (Hunter, Closer, Volume, or Founder Lock) to continue exporting, or cancel and walk away with no charge.
4. Cancellation
You can cancel any paid subscription with one click from your dashboard or by emailing support@lispend.com. Cancellation takes effect at the end of the current billing cycle — you keep access until then.
5. Refunds
Cancel any time — no future charges, ever. If something feels wrong about a charge you've already paid, email billing@lispend.com and we'll make it right. We don't make refunds contingent on a reason; the philosophy is to leave the door open and trust people not to abuse it.
6. Data accuracy disclaimer
Lispend pulls filings from public county-clerk portals. We clean, dedupe, and canonicalize the data, but we don’t guarantee zero errors. Court records change as cases progress; a filing visible today may be voluntarily dismissed tomorrow. You are responsible for verifying any lead before taking action on it.
7. Acceptable use
Use the data for your own lead-generation, due diligence, or analysis. Do not resell raw CSV exports to third parties, do not use the data for spam or harassment campaigns, and respect the do-not-call / do-not-contact rules in your jurisdiction. We reserve the right to terminate accounts that violate this.
8. Service availability
We aim for a daily pull before 9 AM Eastern. If a county portal breaks or pulls fail for more than 48 hours, your affected subscription will receive a prorated credit on the next billing cycle.
9. Limitation of liability
To the maximum extent allowed by law, Lispend’s liability for any issue with the service is limited to the amount you have paid in the most recent billing cycle. We don’t assume liability for downstream business decisions made using the data.
10. Changes to these terms
When the formal Termly-generated terms ship, this page will be replaced. We’ll email subscribers before that happens. By continuing to use the service after that email, you accept the updated terms.
