What we collect, why, and your rights.

1. About the data on this site

Lispend publishes Florida and California public records (lis pendens filings and similar public distress records) for subscribers. These records contain names and property addresses that are already public under state public-records law — Lispend does not generate or invent them. We provide this data for lawful business real-estate sourcing only; it is not a consumer report and may not be used for any FCRA-covered purpose (see the Terms §3). If you believe a public record is incorrectly attributed to you, the correction process happens at the county clerk, not with us — but you can still ask us to suppress a record from the feed (see §5).

2. Information we collect

• Account information — your name, email address, phone number and basic business details you give us when you sign up, subscribe, or contact us.
• Payment information — payments are handled by our payment processor. We never see or store your full card number; we receive only what we need to manage your subscription, such as a customer reference and billing status.
• Usage information — how you use the service (for example exports, searches and feature use), along with device, browser and log information such as IP address.
• Cookies and similar technologies — see §7.

3. How we use it

• To provide, maintain and secure the service and your account.
• To process payments and send billing notices, including the pre-renewal reminders described in the Terms §6.
• To send service emails and, where allowed, product updates you can unsubscribe from at any time.
• To understand how the service is used and improve it.
• With your consent, to measure and improve our marketing.
• To prevent fraud and abuse, enforce our terms, and meet legal obligations.

We do not sell your account information.

4. How we share it

We share information only with service providers that help us run Lispend, under terms that limit their use of it to providing those services:

• Payment processing — our payment processors handle your payment details under their own privacy policies.
• Infrastructure — hosting, database, authentication and email delivery providers.
• Features you request — for example, when you run a contact lookup on a record, that record's details are sent to the data partner that performs the lookup. Your own account information is not.
• Analytics and marketing partners — only if you accept optional cookies (see §7).
• Legal and business transfers — when required by law, to protect our rights, or as part of a merger or sale of the business.

5. Your rights

Wherever you live, you can ask us to access, export, correct or delete your account information, and you can opt out of any "sale" or "sharing" of personal information where the CCPA or a similar law applies. Email info@lispend.com; we verify the request and respond within 30 days, at no charge, and we will not treat you differently for using these rights. If you are named in a public record we publish, you can also ask us to remove that record from our feed, even though the original filing stays public at the county. Marketing emails include a one-click unsubscribe link.

6. Retention and security

We keep account information while your account is active and for up to 180 days after it closes, then delete it, unless the law requires us to keep certain records longer (for example billing and tax records). Security and usage logs are kept as long as needed to protect the service and prevent abuse. We use industry-standard safeguards, including encryption in transit and at rest, to protect your information.

7. Cookies

• Strictly necessary — keep you signed in and keep the site secure. These are always on.
• Analytics (optional) — help us understand how the site is used so we can improve its quality.
• Marketing (optional) — help us measure how our marketing performs, including with advertising partners.

Optional cookies are used only if you accept them in the cookie notice. If you decline, they are not set. To change your choice, clear this site's cookies in your browser and the notice will appear again.

8. Children

Lispend is a business service and is not directed to anyone under 18. We do not knowingly collect information from children.

9. Changes to this policy

If we make a material change to this policy, we'll email subscribers before it takes effect and update the "last updated" date above.
