Hernando County Delinquent Property Tax List
Taxes are collected out of Brooksville on the same statutory calendar as every other Florida county — delinquent April 1, certificates sold on or before June 1. We cover that cycle, and why this is a different lead from pre-foreclosure, here. What is not the same in every county is the property behind the delinquency, and how Hernando runs its sale.
Where to find Hernando County's delinquent property tax list
Hernando publishes its list as a newspaper ad. The Clerk's tax deeds page says unpaid taxes are advertised for three consecutive weeks in May, and the Tax Collector's delinquent taxes page explains the certificate sale and how bidders register.
Each Hernando County row in Lispend shows the parcel, property address, owner and owner's mailing address, plus the tax amount due and the date it was measured. It also says whether the owner lives at the property and gives the homestead exemption status and assessed market value. Skip tracing is run from the row inside Lispend, with credits bought separately.
What the delinquent roll in Hernando County is made of
Hernando County taxes still unpaid on April 1 pick up a 3% penalty. Once an account is delinquent, advertising and collection fees are added to the amount owed.
The property behind it
In the Census Bureau's 2024 American Community Survey, Hernando County has 96,171 homes. 78.6% are single-family detached, 12.8% are mobile homes, and owners live in 84.9% of the occupied ones.
Concentrated around Spring Hill, Brooksville, Weeki Wachee.
How Hernando County runs its certificate sale
Certificate bidding is competitive, starting at 18% interest and decreasing to 0.25%. The winning bidder pays the taxes and receives a first lien certificate. Once a certificate has gone two years unredeemed, a tax deed application can start, and the property is advertised for four consecutive weeks before the sale. Tax deed sales are held online at hernando.realtaxdeed.com and start promptly at 10:00 a.m.
What to do differently here
At a deed sale the outstanding taxes become part of the starting bid. The high bidder pays a non-refundable cash deposit of 5% of the bid or $200, whichever is greater, and the balance is due within 24 hours of the sale. Personal checks are not accepted for the bid amount. Mobile homes are not included on the tax deed, and every property is sold buyer beware.
