Martin County Delinquent Property Tax List

Taxes are collected out of Stuart on the same statutory calendar as every other Florida county — delinquent April 1, certificates sold on or before June 1. We cover that cycle, and why this is a different lead from pre-foreclosure, here. What is not the same in every county is the property behind the delinquency, and how Martin runs its sale.

Where to find Martin County's delinquent property tax list

Delinquent real estate parcels are advertised once a week for three consecutive weeks in a local newspaper. The Tax Collector's tax certificate sale FAQ covers the advertising and the bidding rules, the Tax Collector's website links to the certificate sale, and the Clerk's tax deeds page covers deed sales.

Each Martin County row in Lispend lists the parcel, property address, owner, the owner's mailing address and the tax amount due with the date it was measured, plus whether the owner lives at the property, the homestead exemption status and the assessed market value. Skip tracing happens inside Lispend and costs extra, bought as credits.

What the delinquent roll in Martin County is made of

Martin County adds 3% interest and advertising fees to the gross tax once real estate taxes go delinquent, so the amount due on a listed parcel climbs above the original bill.

The property behind it

In the Census Bureau's 2024 American Community Survey, Martin County has 85,020 homes. 58.1% are single-family detached, and 19.3% are vacant, a count that includes seasonal and second homes.

Concentrated around Stuart, Palm City, Jensen Beach, Hobe Sound.

How Martin County runs its certificate sale

Florida law requires the Tax Collector to begin the certificate sale on or before June 1, and it runs online on LienHub. Bidders register for a bidder number and post a deposit, then proxy bidding steps the rate down in quarter-percent increments from a maximum of 18%, and the lowest rate wins. Tax deed sales are run online by the Clerk at martin.realtaxdeed.com, start at 10 am unless advertised otherwise, and take a nonrefundable deposit of 5% of the sale or $200, whichever is greater.

What to do differently here

A winning tax deed bidder owes the balance within 24 hours of the sale, and the Clerk requires certified funds, with personal checks and credit cards refused. Tax deed property that stays unsold after 7 years is turned over to the County.
