Okaloosa County Delinquent Property Tax List
Taxes are collected out of Crestview on the same statutory calendar as every other Florida county — delinquent April 1, certificates sold on or before June 1. We cover that cycle, and why this is a different lead from pre-foreclosure, here. What is not the same in every county is the property behind the delinquency, and how Okaloosa runs its sale.
Where to find Okaloosa County's delinquent property tax list
Okaloosa's list is the newspaper ad and the LienHub listing. The Tax Collector's real estate taxes page and certificate sale page are the official sources, and neither links a downloadable roll.
Each Okaloosa row in Lispend carries the parcel, property address, owner, owner's mailing address and tax amount due with the date we measured it. It also shows whether the owner lives at the property, homestead exemption status and assessed market value, and skip tracing inside Lispend is bought separately as credits.
What the delinquent roll in Okaloosa County is made of
Okaloosa real estate taxes become delinquent on April 1. The Tax Collector then advertises the delinquent parcels in a local newspaper once a week for three consecutive weeks, and on LienHub.
The property behind it
In the Census Bureau's 2024 American Community Survey, Okaloosa has 107,457 homes. Owners live in 66.0% of the occupied ones, and 17.9% of all homes are vacant, a count that includes seasonal homes.
Concentrated around Fort Walton Beach, Destin, Crestview, Niceville.
How Okaloosa County runs its certificate sale
Every certificate bid goes through LienHub, the Tax Collector's tax certificate auction website. Bidding opens at 18 percent, the maximum rate, and drops in quarter-point steps, and the lowest rate wins the certificate. If nobody bids, the certificate is struck to the county and becomes county-held. The holder of a certificate can apply for a tax deed when two or more years have elapsed since the date of delinquency.
What to do differently here
Advertising and collection fees are added to the owner's bill, so the amount due runs above the tax. To bid, register with a W-9 and ACH details and deposit at least 10% of your anticipated purchases, by ACH only.
