Palm Beach County probate records and estate property
Estates are administered in the 15th Judicial Circuit through the clerk of court in West Palm Beach. Florida probate procedure is the same in every county — we cover the statute and the timeline here. What is not the same is the property that comes out of it, which is what this page is about.
What probate looks like in Palm Beach County
About a quarter of Palm Beach County residents are 65 or older, and the county stretches from the Atlantic barrier islands west to the Lake Okeechobee farm towns, so estates here do not look alike from one end to the other. Along the coast, from Palm Beach island through Boca Raton and Delray Beach, an estate is usually high-value property owned by someone who retired or wintered here. In the Glades around Belle Glade and Pahokee, it is more often a modest family house in a farming town.
The property you will actually find
Coastal and Intracoastal homes in Boca Raton, Delray Beach and Palm Beach itself, older neighborhoods in West Palm Beach and Lake Worth Beach, equestrian estates around Wellington, and small-town houses in the Glades.
Concentrated around West Palm Beach, Boca Raton, Boynton Beach, Delray Beach.
What to do differently here
Decide which part of the county you are buying in before you price anything. A west-of-the-Turnpike house in the Glades and a waterfront house in Boca Raton share a clerk and almost nothing else, so comp strictly within the neighborhood. On the coast, expect heirs who live out of state and an attorney already involved, and plan for a longer, more formal process than the inland deals.
