Sarasota County tax-delinquent property
Taxes are collected on the same statutory calendar as every other Florida county — delinquent April 1, certificates sold on or before June 1. We cover that cycle, and why this is a different lead from pre-foreclosure, here. What is not the same in every county is the property behind the delinquency, and how Sarasota runs its sale.
What the delinquent roll in Sarasota County is made of
Sarasota is a retiree and second-home county, and its delinquent roll reflects ownership that is often spread across states. Many of these owners live elsewhere for part of the year or all of it, so a bill that goes unpaid is more likely to be missed than refused. The city of Sarasota and the barrier islands carry the highest values on the roll; Venice and North Port carry the volume.
The property behind it
Single-family homes and manufactured housing in North Port and Venice, condominiums on the barrier islands and along the Gulf side of the county, and platted vacant lots in the south of the county that have changed hands several times without anyone building on them.
How Sarasota County runs its certificate sale
Sarasota sells its certificates on LienHub as a reverse auction bidding down from 18 percent, with bidder registration opening in early May. Certificates are grouped in batches that close hourly, and a certificate that draws no bid is struck to the county at 18 percent and can be bought afterwards from the Tax Collector on a first-come basis.
What to do differently here
Find out where the owner actually lives before you pick up the phone. A Sarasota owner with a Midwest or Northeast mailing address is a different conversation from a local one, and a vacant lot with a stale mailing address is a different conversation again. Sort the list by mailing state first and you will spend your calls on the people who can answer them.
