What probate looks like in St. Johns County
St. Johns has been one of the fastest-growing counties in Florida for a decade, but its probate estates come disproportionately from the older half of the county — St. Augustine proper and the beaches — rather than from the new Nocatee and World Golf Village stock. Those two halves are effectively different markets sharing a clerk.

What to do differently here
Know which half you are in. Historic St. Augustine property can carry preservation constraints that materially limit what you can do, while the newer suburbs behave like ordinary suburban comps. They are not the same underwriting.
