Bay County tax-delinquent property
Taxes are collected on the same statutory calendar as every other Florida county — delinquent April 1, certificates sold on or before June 1. We cover that cycle, and why this is a different lead from pre-foreclosure, here. What is not the same in every county is the property behind the delinquency, and how Bay runs its sale.
What the delinquent roll in Bay County is made of
Bay is still a hurricane county. Michael came ashore here in October 2018, and the delinquent roll carries the aftermath: owners who never rebuilt, estates that could not settle, and out-of-area heirs holding a damaged house they did not choose. Panama City and Lynn Haven hold the older housing; Panama City Beach holds the tourism property and the condo associations.
The property behind it
Storm-damaged and repaired single-family homes in Panama City, Lynn Haven and Callaway, vacation condominiums and rental units along Panama City Beach, and rural parcels in the north of the county where timber and small acreage dominate.
How Bay County runs its certificate sale
Bay sells its tax certificates each spring, bidding down from 18 percent, and a certificate holder can apply for a tax deed after two years.
What to do differently here
Pull the permit history before you price anything. In Bay a delinquent parcel often sits next to a long gap in permits, which tells you whether the house was rebuilt, patched or left. The tax bill is the same either way, and the value is not. An owner who stopped paying after Michael is usually telling you about the house, and that is the conversation to have.
