Hillsborough County probate records and estate property
Estates are administered in the 13th Judicial Circuit through the clerk of court in Tampa. Florida probate procedure is the same in every county — we cover the statute and the timeline here. What is not the same is the property that comes out of it, which is what this page is about.
What probate looks like in Hillsborough County
Hillsborough is Tampa and a long ring of suburbs, and its estates come from very different eras. Seminole Heights and Sulphur Springs, two of Tampa’s oldest neighborhoods, are full of bungalows. Sun City Center, in the south, is an age-restricted community whose median resident is over 70, and Plant City to the east is farm country, in a county where strawberries are the biggest crop, with long-held family property of its own.
The property you will actually find
Early twentieth-century bungalows in Seminole Heights and Sulphur Springs, homes, duplexes and townhouses in Sun City Center, suburban subdivisions in Brandon and Riverview from the county’s recent growth, and farmland and older houses around Plant City.
Concentrated around Tampa, Brandon, Plant City, Riverview.
What to do differently here
Check the neighborhood rules before the price. Parts of Seminole Heights sit in a historic district that limits exterior changes, some blocks near the Hillsborough River fall in flood zones, and a Sun City Center home carries age restrictions that narrow who can buy or occupy it after the estate closes.
