PropertyRadar alternative for Florida
We are not going to pretend PropertyRadar is bad. It is not, and you would spot it immediately. Here is what it actually is, what it costs, where we differ, and who should pick which.
What PropertyRadar is
A nationwide property-data and outbound-marketing platform. It began in 2007 as ForeclosureRadar, a foreclosure tracker, and has run as PropertyRadar since 2013. Today it covers 160 million-plus properties in every state, with owner contact data, list building, comps and a built-in outreach system for mail, text, email and online ads, on the web and in iOS and Android apps.
What it is genuinely good at
Automation. PropertyRadar can watch a list and act on its own when the data changes, sending a postcard or firing an alert without anyone pressing a button, and every outreach channel lives in the same product. If you want follow-up that runs itself, that engine is the reason to buy it.
What it costs
| PropertyRadar plan | Price | Includes |
|---|---|---|
| Solo | $119/mo | 1 user, 10,000 exports and 250 phones and emails a month ($99/mo billed yearly) |
| Team | $249/mo | 3 users, 25,000 exports and 500 phones and emails a month ($199/mo billed yearly) |
| Business | $599/mo | 10 users, 50,000 exports, 2,500 phones and emails a month and API access ($549/mo billed yearly) |
Past each plan’s monthly allotment everything is metered, and unused allotments do not roll over. Extra phone numbers and emails are 8¢, 6¢ or 4¢ a contact by tier, extra exports 2¢, 1.5¢ or 1¢ a record, document images $4, $3 or $2, and extra users $50, $37.50 or $25 a month. Postcards run 60¢ to 84¢, texts are sold in prepaid blocks from $49 for 2,000, and online ads are 10¢ a property. The 5-day trial needs a card and a mobile number, and turns into a paid plan unless you cancel.

Where we differ
Most of what you pay PropertyRadar for is the outreach machine, not the list. The mail, the texts, the email sends, the ad targeting and the automation that fires them are a complete marketing stack, and past each allotment every action is metered while the unused remainder expires at month end. That is good value if PropertyRadar is where your outreach lives. If you already run follow-up from a CRM or dialer you are happy with, buying it for the data means paying for a second stack you will not use. We sell the narrower thing: Florida and California filings read from the county record, as a subscription you export or send into the CRM you already run.
For reference, we are $199 on Closer and $249 on Volume, and you can browse the live feed without a card to see whether the counties you work are covered before paying anything.
Pick PropertyRadar if…
Pick PropertyRadar if you want the list, the outreach and the automation in one login, you work outside Florida and California, or you want follow-up that fires on data changes with nobody behind it. For that business, PropertyRadar’s automation is a better purchase than any feed.
Pick us if…
Pick us if you work Florida, you want the filing rather than a filter over a national dataset, and you would rather have a short list where the owner and the mailing address are already resolved than a long one where they are not. Pre-foreclosure, probate, tax-delinquent and lien filings in the same counties, at a flat price with no per-record meter.
