What probate looks like in Citrus County
Citrus has one of the oldest median ages in Florida, and its housing was built for exactly that: retirement subdivisions and waterfront cottages along the Crystal River and Homosassa springs. Estates here are frequently the primary residence of a long-tenured owner rather than an investment property, which changes who you are negotiating with — usually adult children who live somewhere else.

Single-story homes on generous lots, a large share built in the 1970s and 1980s, plus riverfront and canal property whose value is driven by water access rather than square footage.

What to do differently here
Expect out-of-area heirs. Because so much of the county is retirement relocation, the person who inherits often lives in another state and has no intention of moving to Citrus, which makes a clean fast cash close more attractive here than a higher offer carrying financing contingencies.
