Collier County tax-delinquent property

Taxes are collected on the same statutory calendar as every other Florida county — delinquent April 1, certificates sold on or before June 1. We cover that cycle, and why this is a different lead from pre-foreclosure, here. What is not the same in every county is the property behind the delinquency, and how Collier runs its sale.

What the delinquent roll in Collier County is made of

Collier is one of the highest-value counties in Florida, and its delinquent roll is the opposite of what that suggests. The coastal core around Naples and Marco Island carries expensive property, so the parcels that do land here are often estates, disputed ownership or absentee holders. Immokalee and the inland estates carry the lower-priced volume.

The property behind it

Vacant and lightly improved lots in Golden Gate Estates, entry-level homes and mobile homes around Immokalee and East Naples, and condominiums and coastal property in Naples and on Marco Island.

How Collier County runs its certificate sale

Collier sells its tax certificates each spring, bidding down from 18 percent, and a certificate holder can apply for a tax deed after two years.

What to do differently here

Read the parcel before the owner. In Golden Gate Estates a delinquent lot can be worth a fraction of an improved one next door, and whether it has legal access or utilities decides what it is. A coastal Naples parcel needs a different check, the insurance and the association, before you quote a number.
