Miami-Dade County tax-delinquent property
Taxes are collected out of Miami on the same statutory calendar as every other Florida county — delinquent April 1, certificates sold on or before June 1. What the delinquent roll in Miami-Dade County is made of
Miami-Dade is the only county on this list where the delinquent roll is dominated by property the owner does not live in. Investor-held condos, units bought through corporate entities, and absentee foreign ownership all push delinquency here in a way they do not in the Panhandle or Central Florida. The practical consequence is that the person behind a delinquent parcel is frequently a balance sheet rather than a household, and responds to a very different approach.

Condominium units above all -- including buildings carrying milestone-inspection and structural-reserve obligations that arrive as assessments on top of the tax bill -- plus small multifamily across the older inland neighbourhoods and entity-held single-family scattered through the south of the county.

How Miami-Dade County runs its certificate sale
Miami-Dade now runs its own independent elected Tax Collector office rather than administering the roll as a county department, and its certificate sale is held online through LienHub on or before June 1. Homestead parcels with a face value under $250 are never offered to the public at all -- they are struck to the county under s. 197.432(4) -- which quietly removes a slice of the smallest owner-occupied delinquencies from the public list.
What to do differently here
Read the association before the parcel. A delinquent condo in Miami-Dade frequently sits behind an assessment obligation that dwarfs the tax debt, and a structural reserve or milestone assessment travels with the unit. That cuts both ways: it is the reason some of these owners genuinely want out, and the reason a number that looks like equity on the appraiser site is not. Pull the association ledger before you price anything here.
