Lake County sits at the seam between the Orlando commuter belt and old Central Florida, and its probate estates reflect both: newer homes in the Clermont and Minneola growth corridor, and decades-held lakefront property in Eustis, Tavares and Mount Dora. The second group is where the equity is, because those owners bought long before the metro reached them.

What to do differently here
Check the water. Lakefront and lake-access parcels carry very different values from an identical house two streets inland, and county-wide comps will mislead you badly. Confirm the access right is recorded rather than customary.
