Lake County tax-delinquent property
Taxes are collected out of Tavares on the same statutory calendar as every other Florida county — delinquent April 1, certificates sold on or before June 1. What the delinquent roll in Lake County is made of
Lake sits on the seam between the Orlando commuter belt and old Central Florida, and its delinquent roll draws from both sides unevenly. The Clermont and Minneola growth corridor produces the newer, more leveraged delinquencies; the older lake towns -- Eustis, Tavares, Mount Dora, Leesburg -- produce fewer but far more interesting ones, because those owners bought long before the metro reached them and the gap between basis and value is enormous.
The property behind it
Lakefront and lake-access homes with long ownership tenure around the Harris Chain, 1990s and 2000s subdivision stock closer to the Turnpike, and a meaningful share of age-restricted community property where the delinquency sits behind a fixed income.
Concentrated around Clermont, Leesburg, Eustis, Mount Dora.
How Lake County runs its certificate sale
Lake advertises its delinquent parcels in early May, both in a local newspaper and online, and sells certificates through LienHub as a reverse auction bidding down from 18 percent in quarter-point increments. Unpaid tax years tied to a certificate or deed application have to be settled in certified funds, which catches out buyers expecting to clear an arrears figure by card.
What to do differently here
Confirm the water access is recorded, not customary. Lakefront and lake-access parcels in Lake County carry values an identical house two streets inland does not, and countywide comps will mislead you badly in both directions. On the older Harris Chain properties the access right is sometimes a long-standing habit rather than a recorded easement, and that difference is most of the value.
