Miami-Dade estates are shaped by the same thing that shapes everything else in the county: multi-generational households and complex title. Homestead exemption and family transfers over decades mean an estate property here is more likely to carry an unusual ownership chain than one in a suburban county, so the title work matters more than the acquisition.

Do the title work first. Multi-generational ownership, homestead transfers, and long-held family property make the chain of title the main risk in a Miami-Dade estate. For condominium units, milestone inspection and reserve status can change the value more than the unit itself.
