Where the deals are
Most Monroe County activity concentrates around Key West, Marathon, Islamorada and Key Largo. Foreclosure complaints are filed in the 16th Judicial Circuit, and the clerk in Key West records the lis pendens — usually the same day, which is what makes the filing the earliest public signal on the property.
What we collect here
Monroe ships lis pendens, probate and tax-delinquent filings. Tax-delinquent lists run on Florida's annual certificate cycle under Fla. Stat. Ch. 197, so that lane refreshes once a year rather than daily — it is not stale when it does not move.
County figures measured from our own collection of Monroe clerk records on 2026-10-07. The same records are public and free at the clerk's official records search — if ours ever disagree, the clerk is right.

What is a lis pendens?
A lis pendens (“suit pending”) is a public notice filed in county records when a lawsuit is pending against a property. In Florida, it's the earliest public signal of distress — typically filed at the start of a foreclosure case, divorce partition action, or HOA lien suit. See the full lis pendens explainer.
For real-estate wholesalers, lis pendens filings in Monroe County are the top of the acquisition funnel.

Where Monroe County lis pendens filings are recorded
A lis pendens on Monroe County property starts as part of a lawsuit — typically a mortgage foreclosure complaint — filed in the 16th Judicial Circuit. Under Florida law, the notice itself only takes effect once it's recorded with the clerk of the circuit court in the county where the property sits (Fla. Stat. § 48.23). In Monroe that means the Official Records kept by the Monroe County Clerk of Circuit Court & Comptroller, the county's official recorder, whose public Official Records search is where anyone can look up a specific filing or property.
Searching Monroe County records yourself
Official Records are searched in the Clerk’s LandMark Web system. The Clerk works from three offices along the island chain: Key West, Marathon and Tavernier.
Where Monroe holds foreclosure sales
The Clerk’s foreclosure FAQ says sales are held in person, Monday through Friday, on the front courthouse steps at 500 Whitehead Street, Key West, and that online bidding is not offered. Sale dates run in the Keys Citizen and The Weekly. A winning bidder owes a 5% deposit in cash or certified funds the moment the sale ends.
Why daily freshness matters
National list vendors typically republish county filings on a multi-day delay. By the time you call, the homeowner may have already heard from other wholesalers and a hard-money lender.
