Where the deals are
Most Orange County activity concentrates around Orlando, Winter Park, Apopka and Ocoee. Foreclosure complaints are filed in the 9th Judicial Circuit, and the clerk in Orlando records the lis pendens — usually the same day, which is what makes the filing the earliest public signal on the property.
What we collect here
Orange ships lis pendens and tax-delinquent filings. Tax-delinquent lists run on Florida's annual certificate cycle under Fla. Stat. Ch. 197, so that lane refreshes once a year rather than daily — it is not stale when it does not move.
By recent filing volume, Orange ranks 5th of the 19 Florida counties we cover.
County figures measured from our own collection of Orange clerk records on 2026-10-07. The same records are public and free at the clerk's official records search — if ours ever disagree, the clerk is right.

What is a lis pendens?
A lis pendens (“suit pending”) is a public notice filed in county records when a lawsuit is pending against a property. In Florida, it's the earliest public signal of distress — typically filed at the start of a foreclosure case, divorce partition action, or HOA lien suit.
For real-estate wholesalers, lis pendens filings in Orange County are the top of the acquisition funnel. Reaching the owner before a competitor — typically within 48-72 hours of the filing — is how deals get closed at a discount.

Where Orange County lis pendens filings are recorded
A lis pendens on Orange County property starts as part of a lawsuit — typically a mortgage foreclosure complaint — filed in the 9th Judicial Circuit. Under Florida law, the notice itself only takes effect once it's recorded with the clerk of the circuit court in the county where the property sits (Fla. Stat. § 48.23). In Orange that means the Official Records kept by the Orange County Comptroller, the county's official recorder, whose public Official Records search is where anyone can look up a specific filing or property.
Searching Orange County records yourself
The Comptroller’s Official Records search opens behind a disclaimer you accept first, and it advises searching every spelling variation of a name. The case behind a notice is in the Clerk’s court records search at myeclerk.myorangeclerk.com.

Why daily freshness matters
National list vendors typically republish county filings on a multi-day delay. By the time you call, the homeowner may have already heard from other wholesalers and a hard-money lender.
Lispend pulls Orange County clerk records every weekday morning, and your CSV is ready that morning. First call usually wins — being on the phone by Monday afternoon is the difference between a closed deal and a cold lead by Wednesday.
