A lis pendens (“suit pending”) is a public notice filed in county records when a lawsuit is pending against a property. Where Polk County lis pendens filings are recorded

A lis pendens on Polk County property starts as part of a lawsuit — typically a mortgage foreclosure complaint — filed in the 10th Judicial Circuit. Under Florida law, the notice itself only takes effect once it's recorded with the clerk of the circuit court in the county where the property sits (Fla. Stat. § 48.23). In Polk that means the Official Records kept by the Polk County Clerk of the Circuit Court and County Comptroller, the county's official recorder, whose public Official Records search is where anyone can look up a specific filing or property.
