Where the deals are
Most St. Lucie County activity concentrates around Port St. Lucie, Fort Pierce and Hutchinson Island. Foreclosure complaints are filed in the 19th Judicial Circuit, and the clerk in Fort Pierce records the lis pendens — usually the same day, which is what makes the filing the earliest public signal on the property.
What we collect here
St. Lucie ships lis pendens, probate and tax-delinquent filings. Tax-delinquent lists run on Florida's annual certificate cycle under Fla. Stat. Ch. 197, so that lane refreshes once a year rather than daily — it is not stale when it does not move.
County figures measured from our own collection of St. Lucie clerk records on 2026-10-07. The same records are public and free at the clerk's official records search — if ours ever disagree, the clerk is right.

What is a lis pendens?
A lis pendens (“suit pending”) is a public notice filed in county records when a lawsuit is pending against a property. In Florida, it's the earliest public signal of distress — typically filed at the start of a foreclosure case, divorce partition action, or HOA lien suit. See the full lis pendens explainer.
For real-estate wholesalers, lis pendens filings in St. Lucie County are the top of the acquisition funnel.

Where St. Lucie County lis pendens filings are recorded
A lis pendens on St. Lucie County property starts as part of a lawsuit — typically a mortgage foreclosure complaint — filed in the 19th Judicial Circuit. Under Florida law, the notice itself only takes effect once it's recorded with the clerk of the circuit court in the county where the property sits (Fla. Stat. § 48.23). In St. Lucie that means the Official Records kept by the St. Lucie County Clerk of the Circuit Court and Comptroller, the county's official recorder, whose public Official Records search is where anyone can look up a specific filing or property.
Searching St. Lucie County records yourself
Official Records are searched in the Clerk’s Acclaim system, and the Clerk’s Recording Department page links to it. Tax deed records sit in a separate Clerk system.
Where St. Lucie holds foreclosure sales

Why daily freshness matters
National list vendors typically republish county filings on a multi-day delay. By the time you call, the homeowner may have already heard from other wholesalers and a hard-money lender.
Lispend pulls St. Lucie County clerk records every weekday morning, and your CSV is ready that morning. First call usually wins — being on the phone by Monday afternoon is the difference between a closed deal and a cold lead by Wednesday.
